OVERVIEW

HM Land Registry registers the ownership of property in England and Wales. It is one of the largest property databases in Europe.

Using Hopewiser’s Land Registry files, you will be able to:-

  • Validate an address and see details of property transactions associated with that address.
  • Append extra data files to your existing address records.
  • Fight fraud. Having key information to hand will alert you to potential fraudulent activity.

WHAT IS INCLUDED IN THE HOPEWISER LAND REGISTRY FILE?

Hopewiser’s Land Registry files are a set of extra data files that can be used alongside an address lookup.

The data is provided by the Government as open source data, and provides information on the price paid for property sales in England and Wales.

Hopewiser take the full single file, which is updated monthly and contains all property sales registered at HM Land Registry from 1 January 1995. As of April 2020, this file contained information on 25,231,356 transactions.

We take the data and match the addresses against the our Master Address File, which is made up of various elements including Royal Mail’s Postcode Address File (PAF), achieving an impressive 96% match rate. After matching to the Hopewiser file, we create a set of extra data files linked to the Master Address File’s Unique Delivery Point Reference Number (UDPRN).  Each UDPRN may have multiple transactions so by this process, we are able to provide Price Paid data for 12,400,000 addresses within England and Wales.

From an address lookup, you will be able to find details of property transactions associated with an address.

For each of the property sale transactions Hopewiser hold the following information:

  • Sale price stated on the transfer deed.
  • Date when property sale was completed, as stated on the transfer deed.
  • Property type, which can be either D = Detached, S = Semi-Detached, T = Terraced, F = Flats/Maisonettes, O = Other.
  • Old / New indicator, whether the property is a new build or an established property.
  • Tenure, either F = Freehold or L = Leasehold.
  • PPD Category, indicating the type of transaction. Either: A = Standard Price Paid entry, includes single residential property sold for value, or B = Additional Price Paid entry including transfers under a power of sale/repossessions, buy-to-lets (where they can be identified by a Mortgage) and transfers to non-private individuals.
